While controversy continues to swirl around M&R Development’s Addison Park on Clark project in Wrigleyville, the Zoning Board of Appeals recently green-lighted a small boutique hotel to the south of that site.

The ZBA voted June 18 to grant a special-use permit to Wrigleyville Hotel, LLC for the operation of a full-service hotel with 42 rooms and an addition within an existing three-story building at 3469-75 N. Clark.

Tim Collins, member manager of Wrigleyville Hotel, LLC, said he anticipates an opening date in February or March 2011 for the $12 million, four-story hotel.

The first phase of construction is 85 percent complete, said Collins. The second phase is underway with demolition of a property the company purchased at 3469-71 N. Clark in November. Construction from grade level up will commence once the site is cleared, Collins said.

The new hotel replaces three, three-story masonry buildings zoned for mixed commercial and residential uses.

“It’s very positive that there’s a demand for this hotel at this point in time, because a lot of hotels are really suffering,” said Geraldine McCabe-Miele, a member of the zoning board. “Apparently that’s not the case in this area.”

This will be good for Wrigleyville which has few hotels and is way too congested. How many stinking bars do they really need anyway?
